Former Snap Wall industrial site in Canton hits market for $2.55M

A former warehouse near Canton's O'Donnell Square has hit the market years after plans to replace it with a five-story apartment tower were approved by the city.
The former Snap Wall site at 1000 S. Linwood Ave. is listed for $2.55 million. The high-profile property is among the last available sites in the neighborhood for redevelopment and so far has attracted several interested buyers ranging from developers to new users, said Jim Chivers, principal of Gold and Co. real estate brokerage, the listing agent.
"There's still a lot of good things happening in Canton," Chivers said of the once working-class community that is now one of the city's busiest retail and residential corridors. Canton has undergone a renaissance in recent years, led in part by developer Mark Sapperstein's the Collective at Canton and the Shops at Canton Crossing.
The 11,000-square-foot, two-story building that sits near Mama's on the Half Shell has been vacant for years. Plans to redevelop the site into a modern, 21-unit apartment complex have been in the works since 2013 by owner and developer Ross Taylor, principal of Taylor Property Group in Ellicott City. Taylor's plans for the property were met with some community opposition over the size and scope of the redo.
Chivers said on Tuesday that Taylor would still consider developing the property if it did not sell. Taylor moved to list it because he has other projects underway in Greater Baltimore, Chivers added.
Taylor could not be reached for comment.
Residents and officials of the Canton Community Association had pushed back on Taylor's project because it would have towered over a neighborhood dominated by two and three-story rowhouses. Revamped designs by BCT Architects for a five-story red brick and glass tower on Linwood Avenue were approved by the city's design panel in December 2017, and Taylor had said he planned to break ground six months later. But that never happened.
State records show Taylor acquired the property under two LLCs, Canton Crab LLC and SLA Enterprises LLC, in January 2013 for $1.5 million.
"We are continuing to look for and are confident that we'll find the right fit for the vacant warehouse and the Canton community," Chivers said.
